This property's best features are the 5 acre lake, river, hunting and 4-wheeling areas, caves, springs, and the river bottom field, plus surrounding grassland. And it has an excellent deep well, with great tasting water. The property has amazing views. You can see white tail deer, and turkey, right from the comfort of the living room, or the porch. And also view the lake which is a favorite place for beautiful water fowl, such as swans, ducks, and geese, etc. And in the lake are nice healthy varieties of fish. And in the winter, you can also see bald eagles! The lake has a nice metal dock, that measures 20'x30', with a rubberized floor covering. Underneath it, is a place to tie up your boat. The 60 acre river bottom field is planted in corn right now, and doing very well. It is being rented by a family member now, and they would be willing to continue to do that if you wanted. Hay has been cut in surrounding fields. The earth berm home, with attached garage measures 30'x84' on the outside. The front porch is 8'x22'. It sits high above the gravel road, on an outer road, which is almost 2/10 of a mile long, which gives you even more privacy. We have just replaced most of the old windows, with new vinyl windows. And the soffit and fascia have been replaced all around the whole house. The house, features a large LR, (16'x24') with a native sandstone, wood burning fireplace, with insert. The LR has been wallpapered over paneling, and has a slightly vaulted ceiling. But the rest of the house has sheet rock, and 8' ceilings. The house needs some remodeling, but it is a good solid house. It has propane gas central heating, and central air, plus an attic fan. It has a large kitchen and dining area (12'x27'), and a large laundry/utility room. The master bedroom (12'x16') has it's own bathroom. The other 3 bedrooms are on the back side of the house. There are 2 large ouside shop buildings, on the outer road also. One is 30'x40', well insulated, with a small bathroom. The other is a 22'x60'structure with 3 bay parking and a workshop. There is an old milk barn, plus 2 other barns, on the property. And a large shed above the lake. The farm's well water has been piped to 7 different locations on the farm. Some locations have electric meters, also. There are also several springs on the property, so wildlife and livestock always have water to drink. If you need gas or a few groceries, there is a store at Morgan, 1 1/2 miles away. Conway, is about 10 minutes away. It has great schools, and there is also a bank, Post Office, grocery, and convenience stores, beauty shops, restaurants, and feed and farm supply stores. It takes about 20 minutes to get to Lebanon, MO, which is a great town, with lots of businesses, and a hospital. And it's about an hour's drive to Springfield, MO, the home of Bass Pro. Our farm is a great place to have fun, and maybe raise some livestock, and sit on the porch and enjoy the quietness of the country. There's not a lot of traffic on this road. And all the neighbors are nice people. They have farms that have been in their families, longer than our. This farm has been in our family for over 55 years, and we hope that the new owners will enjoy it's many features, as much as we have. Willing to negotiate.
